can become complex for a variety of reasons including size of property,
unusual architecture, litigation, zoning change, foreclosure, environmental
problems etc. We have found that there also is a relationship between complexity
and value in many instances. For example as value goes up above $800,000
we find that the interiors can vary a great deal and it requires considerably
more time to find comparable sales. As value goes over $1,000,000, measuring
the property becomes more complex and the interior amenities require careful
study and comparison. CALL BACKS, REINSPECTIONS, CI, 442 ...........................$125 (Please make sure the property is ready for re-inspection. If the property is not ready, and additional trip fee of $50 will be applied.) PROPERTY INSPECTION FEE, IF APPRAISAL IS CANCELLED .$125 Only certified appraisers can inspect and prepare an FHA appraisal report. If we send one of our non-FHA appraisers to a site and you subsequently change the assignment from a conventional to an FHA, ad $85 because we must stop our work and send an FHA appraiser. To keep prices down and in accordance with good business practices, we cannot provide credit. Our expectation is to be paid for our work and the time of the appraisal assignment.
